Gemscott Developments Limited is a privately owned residential development company dedicated to delivering high-quality private, public, and affordable housing. Gemscott believes architectural and urban design excellence can be achieved across all housing sectors.

Since its inception, the company has delivered nearly 800 homes across 40 projects, including more than 680 homes for Kāinga Ora throughout the North Island. Over the coming years, Gemscott expects to deliver a further 650 homes across both private and public sectors. As one of Kāinga Ora’s leading private development partners, Gemscott is regarded as a benchmark for build quality and delivery.

Their commitment to excellence has been recognised at the 2024 and 2025 Property Council New Zealand Awards, where developments including Te Kupenga, 74 Alexander Crescent, Ōtāhuhu, and 54 Parkhaven, Rosehill received Excellence and Merit in the Community & Affordable Housing category. Each project reflects Gemscott’s philosophy of thoughtful architecture, timeless materials, and robust construction designed to create lasting quality rarely seen in the public housing sector.

While Gemscott’s core focus has been on high-quality public and affordable housing, the company is also progressing Vines Estate, a 252-unit private development in Swanson. With over five stages complete and more than half the development sold, Stage Six is expected to launch in 2026.

Looking ahead, Gemscott continues to expand across the North Island, with upcoming developments planned in Auckland, Kerikeri, Kaikohe, Cambridge, New Plymouth, and Palmerston North.
